Let’s look at the stages to buying a property…
1. Connect.
Fran wants to learn more about you and what your hopes are in a property. In this conversation you will talk through your unique situation, buying options, and if you are pre-approved for a loan. It’s easy to fall in love with a house but if you’re not ready to act the home will most likely be gone, so we want to make sure you are ready to go before we find your dream home.
2. Finding your home.
Previewing homes and talking through them on-site or virtually (as many as it takes). Due to Fran’s background in construction and home repair he knows most aspects of a home, what can potentially be done with them regarding renovation vision and things to think forward about that might be obstacles in the transaction.
3. Writing the offer.
It really helps to have someone who knows what they’re doing here in order to protect you, especially for unique properties ie: investment, acreage/farmland, condos, or any properties with CC&Rs and an HOA. Fran knows how to write the offer so it gets accepted whether it be evoking emotions and pulling on heartstrings or keeping it business and offering the seller the most attractive terms
4. Negotiation.
Oftentimes we will get a counteroffer and Fran communicates verbally with the agent regarding terms both parties will agree. This reduces paperwork for you, eliminates back and forth, and keeps things timely so we can lock up the property so no one else can buy it. From mutual acceptance, we build a plan for the rest of the process.
5. Inspections and appraisal.
At this point, we set up all of our inspections to understand the story of the house. House inspections educate us to make the best informed decisions moving forward. Once all inspections are done we negotiate repairs. Fran really shines here by knowing what to ask for to help the transaction be smooth. Once repairs are negotiated the inspection contingency is fulfilled. Once the inspection is complete we order the appraisal. If the appraisal is within the value, we schedule the signing to correlate with the close date.
6. Get those keys!
Fran likes to meet with you the day of signing. Once everyone signs and once it’s recorded at the county, you own the property and win!
